Finishes That Hold Value and Finishes You Pay for Twice

The expensive feeling

You walk into a place and it just works. The kitchen feels right, the bathroom feels considered, the whole home reads expensive. You start adding value in your head.

Before you price that feeling in, know this. Some finishes hold their value at sale. Others were one person's taste, and the next buyer will pay to undo them. On a walkthrough, both look new, nice and expensive.

What holds value

Structural and spatial decisions. Better light, a smarter layout, a wall moved to make the space work. Nobody undoes these, and every future owner benefits.

Neutral, well executed materials. Not boring. Just not specific to one person. Quality that reads as quality to anyone standing in the room.

Systems. Better windows, better insulation, a properly sized heat pump. Invisible in photos, and quietly valuable for as long as you own the home.

What costs you twice

Strong colour or material statements. Bold tile, a dramatic vanity, a distinctive backsplash. Wonderful if you chose it. Expensive if you are paying a premium for someone else's confidence.

Highly specific built ins. Custom millwork designed around one household's habits rarely fits the next.

Trend driven choices. Anyone remember lime green and orange kitchens from the seventies? A finish that belongs to one moment will follow you to the sale.

Taste is only worth it when it is yours

The premium is not in how finished a home looks. It is in whether those decisions will still make sense to the next buyer. Personal taste is worth paying for when it is your own. It is much harder to justify when it is someone else's.

Common questions

What renovations add the most resale value?

Improvements to layout, natural light and building systems, and neutral, high quality kitchens and bathrooms.

Do custom finishes hurt resale value?

They can. Buyers mentally subtract the cost of removing finishes that do not suit them.

Should I pay more for a staged or highly finished home?

Pay for the structure, layout and systems. Be cautious about paying a premium for personal design choices.
