Why the Back Unit Costs More, and When the Front Unit Is the Better Buy

Same build, different price

Two units. Same builder, same finishes, same street. One is priced higher, sometimes meaningfully. Most buyers assume the more expensive one is simply the better unit.

What drives the back unit premium

Back units almost always carry the higher price. The reasoning is consistent. More privacy, usually more yard, and often direct access to the lane side garage or carport. Those are real features, and developers price them because buyers respond to them.

What the price does not capture

Price is set on what is easiest to market, not what is necessarily better to live in.

Front units frequently have a better layout. They have street access, easier guest parking and a shorter walk to shops. Privacy in a front unit can be very good depending on the setback and the landscaping.

Light depends entirely on which side of the street the building sits on. Day to day, that can matter more than yard size ever will.

Decide your orientation first

Before you start looking, decide which side of the street gives you what you want. If a North Shore mountain view from the top floor matters, that is decided by orientation. No finish or yard will give it to you on the wrong side. The same goes for morning light versus afternoon light.

Decide that first and you rule out half the inventory before you spend a Saturday on it.

Where the value sits

The back unit premium is priced on assumptions about what most buyers want. If your priorities sit elsewhere, such as light, layout, a view or walking distance to the places you actually use, the lower priced unit may suit your life better than the one sold as the upgrade.

Walk both before assuming the price difference reflects a quality difference. Sometimes it does. Often it reflects what is easier to sell.

Compare them properly

Ask me to compare both units on any duplex you are considering, including orientation, light and comparable sales for each side.

Common questions

Why is the back unit of a duplex more expensive?

Privacy, a larger yard and garage access. These features are easy to market, so developers price them at a premium.

Is the front unit of a duplex a good investment?

It can be. A front unit with a strong layout, good light or a view often holds its value well and costs less to buy.

Does street orientation affect duplex value?

Yes. Orientation decides natural light and views, which buyers pay for at resale and which cannot be changed.
