How Offers Actually Get Won in a Competitive Market
By Sonia Felix, REALTOR® | byfelix.

Five offers, four hours
You know your number. You know your terms. Then the listing agent says there are five offers, and everything you planned calmly has to happen in about four hours.
What separates the offer that wins from the four that do not is usually not the price.
Know what the seller wants
Not a guess. Someone has to call the listing agent and ask. A fast completion or a long one? Do they need to stay a few weeks? Does the deposit structure matter to them? Sellers will tell you if someone asks. Most buyers never find out because nobody made the call.
Remove friction
A clean offer with fewer moving parts often beats a slightly higher one that looks complicated, especially when a seller is comparing five at once under time pressure.
Be ready to execute
Full financing approval means a subject to financing can come off, which makes you far more competitive. Funds in place mean you can move fast.
If you have a home to sell first, it will hold you back from writing a strong offer unless it is handled properly. There are ways to sell and land somewhere seamlessly. Solve it before you are competing, not during.
Use the deposit as a signal
A meaningful deposit, delivered quickly, says you are serious in a way that costs you nothing extra.
Present in person
Some sellers allow offers to be presented directly, so your REALTOR® can make the case for you face to face. Very few do it. Done well, it changes how your offer is read before anyone looks at the number.
Know when to stop
The discipline to walk at your real ceiling is worth more than any tactic here.
Where representation makes the difference
Every buyer in that room has a number. The one who wins usually had someone working the information, making the calls, shaping the terms and presenting in person, while everyone else decided how high to go.
Have someone working it
Presenting an offer well is a skill I have built over a long career. Reply before you are in one, not during.
Common questions
- How do you win a bidding war without overpaying?
Learn what the seller wants, keep terms clean, have financing approved, offer a meaningful deposit and hold to your maximum.
- Does the highest offer always win?
No. Sellers weigh certainty, timing and terms. A slightly lower offer with fewer conditions can win.
- Can my REALTOR® present my offer in person?
Sometimes, if the seller and listing agent allow it. It is worth asking every time.
